Pilot project: Artificial intelligence identifies overly expensive apartment advertisements

Berlin, 2 June 2025 – The apartment platform Wunderflats has successfully tested AI-based price optimization in a pilot project: Overpriced apartment listings were identified and landlords received data-based price reduction suggestions – with measurable success. In some cases, lettings increased by over 300 percent after the price correction.

The aim of the project was to close the gap between asking prices and the actual willingness to pay of prospective tenants. Using internal market data and machine learning algorithms, the platform analyzed listings with conspicuously low demand. The landlords concerned received automated email recommendations with specific price adjustment suggestions and comparable listings from the immediate vicinity – as a transparent basis for decision-making.

  • Ad impressions: +61 % in metropolitan regions and +52 % in other regions
  • Rental inquiries: +147 % in metropolitan regions and +97 % in other regions
  • Signed rental agreements: +206 % in metropolitan regions and +181 % in other regions
  • Completed lettings: +332 % in metropolitan regions and +185 % in other regions

“Determining the right rent level is a challenge for many landlords – reliable comparative values are often lacking,” explains Jan Hase, CEO of Wunderflats. “Our AI provides concrete, comprehensible recommendations. This increases the visibility of advertisements and speeds up the rental process considerably. The results of our pilot project show how artificial intelligence creates transparency, reduces economic inefficiencies and thus contributes to greater stability in tight housing markets.”

Following the successful test run, Wunderflats is now planning to gradually make the AI-supported rental price recommendation system available for the entire platform. The aim is an intelligent, market-oriented matching of supply and demand – to the benefit of both tenants and landlords.
